What to Expect


I will do this


· Help you find and secure funding for doable commercial real estate loans and projects.


· I will personally review your application.


· I will contact you for any revisions or suggestions that lenders may request.


· I can manage multiple projects for you concurrently, provided your projects interest my private money lenders.


· I have millions available for qualified deals.


· Sourcing money is not a problem for me.


I will be with you every step of the way. I will communicate (either by phone or email), send you the necessary forms and documents to secure your commercial real estate loan before the lenders. We follow a proven process to ensure that your business sale or purchase is successful. This process includes initial consultation, business valuation, negotiation, due diligence, documentation, and closing.


You will do this:


· Invest within my 37-state territory (see the “About Us Page” on my website).


· Verify this is a commercial real estate loan application. Note: this can also be a loan for a residential property if it is used solely as a commercial for-profit entity (the lender cannot reside there).


· Completely fill out the forms I send you.


· Return these forms to me; I will forward them to the private money lenders unless I state otherwise.


· Be patient with me, as I have other clients to attend to as well.


Lenders will need to know this:


· Is there a current abstract for this property?


· Is this property within the 37-state jurisdiction revealed?


· Is there a need for rehabilitation on the property?


· Are all taxes, mortgages, liens, etc., paid in full and currently up to date?


· How will you repay the loan?


· Is the property located in an environmentally friendly area?


There can be many questions that lenders may ask about this property. Therefore, I will need to communicate with you during this initial period until they are satisfied this is a doable project.


Private money loans can typically take anywhere from two weeks up to nine months, depending on the property's location, appraised value, and environmental concerns. Well-documented loans can be processed in less than a week. You will need to work closely with me for expedited special needs loans, as these require extra attention to get the private money lenders the information they need to approve a loan quickly, which can also increase the costs in such expedited cases.


Once you have completed the loan documents and they are approved, things will start to move very quickly. If the loan is denied, we will usually hear back from the lenders within two weeks or sooner.
